Most Homeowners Have Never Seen Their Crawl Space
It is the least-visited part of your house. The access is small, it is dark, and nothing down there looks inviting. So years go by. Meanwhile, moisture builds, insulation falls, wood softens, and mold grows — all out of sight. By the time a problem shows up upstairs, it has usually been growing underneath for a long time.
Our inspection fixes that. We go down there with lights, cameras, and meters, and we come back up with the full story: photos of everything, moisture readings from the wood and the air, and a plain-English explanation of what we found. It is free. It takes about an hour. And it is the smartest thing you can do for an older Baltimore home.
What We Check
Moisture. We meter the wood joists and subflooring — wood moisture tells us whether the space is just humid or actively wet. We check the air humidity, look for standing water and staining, and trace where water enters.
Structure. Every joist, beam, sill plate, and support post gets a look and a probe test. We are checking for rot, insect damage, sagging, and failing supports. If your floors bounce or slope upstairs, we find the reason down here.
Insulation. Is it there? Is it up or on the ground? Is it wet? Failed insulation is one of the most common things we find, and it explains a lot of cold floors and high bills.
Vapor barrier. Is there one? What condition is it in? Thin torn plastic from decades ago is barely better than bare dirt.
Vents and air sealing. Open vents, gaps around pipes, a leaky access door — we map every place outside air gets in.
Mold. Visible growth on wood gets photographed and documented, with an honest assessment of how far it has gone.
Drainage and pumps. If there is a sump pump, we test it. If there is water with no pump, we note it. We check the grading and downspouts outside too, since they feed the problem.
Pests and debris. We note signs of animal entry, old debris, and anything else that does not belong.
What You Get
Photos of everything we found — the good and the bad. Moisture readings in plain numbers with plain explanations. A written summary of the crawl space's condition. And our honest recommendation: what needs doing now, what can wait, and what does not need doing at all. If the answer is "your crawl space looks fine," we will say that. Plenty of inspections end that way, and we are glad when they do.

Step 1 — Schedule. Call or send the form. We book a time that works for you, Monday through Saturday.
Step 2 — Walkthrough. We ask what you have noticed — smells, cold floors, high bills, water — and where the access is.
Step 3 — The crawl. About an hour under the house with lights, camera, and meters. We do not rush it.
Step 4 — The debrief. Back upstairs, we walk you through the photos and readings on the spot. No jargon, no scare tactics.
Step 5 — Written estimate. If work is needed, you get an itemized written estimate. If not, you get peace of mind. Either way, the inspection was free.
When to Get an Inspection
Buying a home. A general home inspection barely glances at the crawl space. Before you buy an older Baltimore home, get a specialist under there. Crawl space repairs are some of the most expensive surprises in real estate — find them before you close, not after. Read our homebuyer checklist.
Musty smells or damp air. If the house smells musty, especially in summer, the crawl space is suspect number one.
Cold floors or high energy bills. Failed insulation shows up in comfort and in the utility bill.
After a wet season. If the crawl space took on water, get it checked before mold and rot set in.
Every few years, regardless. Crawl spaces change slowly and silently. A periodic look catches small problems while they are cheap.
